				<content:encoded><![CDATA[<p>I don&#8217;t know how long you&#8217;ve been looking for homes in Tampa, but if you&#8217;ve been watching the prices, the price per square foot, as well as the number of available homes for sale in the Greater Tampa Bay Area, I&#8217;m sure you&#8217;ve noticed that there are substantially fewer homes available now than there were at this time last year.  The prices you will pay are higher and you can expect to get less house for the same price as you would have a year ago. </p>
<p>Recently, I was looking for 3 bedroom homes available for sale in the <a href="http://steinbrenner.mysdhc.org/proposed%20steinbrenner%20boundary.pdf" title="Steinbrenner High School Boundary Map" target="_blank"><strong>Steinbrenner High School District</strong></a>, and there are only 64 homes available for sale now.  These Prices start at $109,900 for a small town home and go up to 3.3M in <a href="http://listings.thebesthomesintampa.com/idx/15277/results.php?stp=advanced&#038;idxID=194&#038;pt=sfr&#038;showField=countyField&#038;county[]=238&#038;county[]=224&#038;ba=0&#038;srt=DESC&#038;start=0&#038;per=50&#038;aw_subDivision[]=KEYSTONE+ACRES&#038;aw_propStatus[]=Active" title="Keystone Acres Homes for Sale" target="_blank">Keystone Acres</a>.</p>

The time to prepare is now. Hurricane season is here. Are you ready? Harris County Office of Homeland Security &amp; Emergency Management (HCOHSEM) aims to educate people about the hazards of hurricanes, tropical storms, high winds, storm surge and flooding. HCOHSEM reminds residents to:<br />

Preventing the loss of life and minimizing the damage to property from hurricanes are responsibilities that are shared by everyone. Any time you are asked to evacuate, you should do so without delay. It is important for you and your family to have a plan that makes you as safe as possible. Preparedness includes having the supplies on hand to weather any storm. Finally, stay informed.</p>
<p style="text-align: left;"><strong>Before the Storm</strong><br />
<em>General Preparedness through the Season</em></p>

<li>Keep your vehicle gas tank above ½ full through the season.</li>
<li>Test run generators monthly with a load to insure proper working order.</li>
<li>Consider the purchase of flood insurance, even if outside of a floodplain.</li>
<li>Have cash on hand in small denominations for year-round preparedness.</li>
<li>Maintain portable battery powered AM radio.</li>
<li>Contact 2-1-1 to register if you need transportation assistance to evacuate.</li>

<p>Home Preparedness</p>

<li>Board up your windows or close storm shutters.</li>
<li>Trim the trees and shrubs around your home.</li>
<li>Cleared loose and clogged downspouts and rain gutters.</li>
<li>Perform a inventory of home contents (electronics, jewelry, appliances, clothing, etc.) and store in safe</li>

<li>Take detailed photos(s)/videos(s) of home property and contents (internal and external) and store in safe</li>
<li>place.</li>
<li>Secure or remove all items outside your home (grill, hanging plants, potted plants, etc.).</li>
<li>Tie down small or young trees to prevent uprooting.</li>
<li>Store all important documents (insurance papers, etc) in a waterproof container and in a secure location.</li>
<li>Prepare your evacuation kit using the pertinent items in the attached Emergency Essentials Kit checklist.</li>

<li>Stay indoors during the storm and away from windows and glass doors.</li>
<li>Close all interior doors.</li>
<li>Keep curtains and blinds closed.</li>
<li>Take refuge in a small interior room, closet, or hallway on the lowest level of your home.</li>
<li>After the Storm</li>
<li>If you are Returning from Evacuation</li>
<li>Return only after the all clear is given for your area.</li>
<li>Do not venture on to roads until you have been advised they are passable and safe.</li>
<li>Carefully inspect your home and perform an exterior assessment for safety issues.</li>
<li>Be on the lookout for downed power lines and avoid if identified.</li>
<li>If any safety issues are present, do not enter your home (gas smell, flood waters, fire damage, etc.).</li>
<li>If any safety issues are present, have your home inspected by a qualified building inspector or engineer.</li>
<li>Watch for and avoid loose animals and poisonous snakes.</li>
<li>Avoid carbon monoxide poisoning hazards; DO NOT run generators, grills, or other gas operated appliances indoors.</li>
</ul>
<p><strong>Damage Assessment</strong></p>
<ul>
<li>Have a fire extinguisher readily available in the case of a fire.</li>
<li>Watch for safety hazards (loose boards, slippery floors, broken glass, etc.)</li>
<li>Carefully check for damage to the roof, foundation, and chimney. If the building looks unstable do not enter.</li>
<li>Use a stick or other tool to sift through debris.</li>
<li>Open cabinets cautiously. Beware of objects that can fall off shelves.</li>
<li>If you smell natural gas, leave the structure and contact your local gas utility company.</li>
<li>Use a battery powered flashlight to inspect the structure. Do not use oil or gas lanterns or candles inside the structure.</li>
<li>If structural damage is present, turn off utilities.</li>
<li>Do not use electrical appliances that have been wet/damaged until checked by a professional.</li>
<li>Check with local authorities or have well water tested before using any water (could be contaminated).</li>
<li>Until cleared with authorities or tested, all water should be boiled for 1 minute at a rolling boil to disinfect before drinking.</li>
<li>Avoid using any toilets until you have checked for sewage or water line damage. If you suspect damage call a</li>
<li>plumber.</li>
<li>Service damaged sewage systems as soon as possible as they present serious health hazards (septic tanks, pits, etc.)</li>
<li>Check your smoke and carbon monoxide detectors to ensure they are functioning properly.</li>
<li>If any damage is identified to your home, contact your insurance company to start a claim.</li>
<li>Photograph and document any damage.</li>
<li>Throw away any spoiled food items or those that have come in contact with flood waters. When in doubt throw it out!</li>

<strong><br />
Bank of America is offering up to $20,000 to select Florida homeowners willing to agree to a short sale instead of entering foreclosure.</strong></p>
<p>To sweeten the deal further, the nation&#8217;s largest lender will consider waiving the deficiency on the loan, which allows homeowners to sell the house for less then they owe without having to make up the difference to the bank. It can save homeowners thousands of dollars.</p>
<p>Not every Bank of America customer in Florida will be eligible for the program, which pays a minimum cash incentive of $5,000. It&#8217;s targeted toward home­owners who cannot afford their mortgages.</p>
<p>To quality, the short sales must be submitted for bank approval by Nov. 30 and must close by Aug. 31.<strong> </strong>Sales already under contract are not eligible; neither are properties outside of Florida.</p>
<p>This is a &#8220;test-and-learn&#8221; program being rolled out only in Florida because of the higher foreclosure rates than other parts of the country, said Christina Beyer Toth, a Tampa-based spokeswoman.</p>
<p>Florida is seen as a viable market to gauge short-sale response when presenting home­owners with relocation assistance, she said. If successful, the plan could expand to other states.</p>
<p>The bank notified select Florida real estate agents this week about the offer.</p>
<p>&#8220;It will get a lot of people off the fence about wanting to sell their home,&#8221; said Steve Capen of Keller Williams Realty in St. Petersburg. &#8220;This makes sense.&#8221;</p>
<p>What&#8217;s in it for Bank of America? It saves attorney fees, court costs and property taxes by avoiding foreclosure. It also speeds the process of getting bad loans off its books and gets the properties back on the market faster.</p>
<p>Capen, who specializes in short sales, plans to heavily market the offer to clients. But he cautioned that homeowners shouldn&#8217;t get overly excited because many of these plans have restrictions.</p>
<p>&#8220;It will only help a fraction of the people,&#8221; he said.</p>
<p>Homeowners get the cash after the short-sale deal closes. A caveat: Homeowners might have to pay income taxes related to the deficiency waiver and the cash payout.</p>
<p>The cash payouts give home­owners a reason not to trash their homes or strip them bare before moving out. When houses enter foreclosure, home­owners can essentially live for free until banks take possession at the end of the court process, which takes an average of nearly two years in Florida.</p>
<p>Attorney Chris Boss of Yesner &amp; Boss said the deficiency waiver will enable homeowners to buy a house without filing bankruptcy or waiting three years from when foreclosures become final.</p>
<p>&#8220;It&#8217;s a chance to get away from the house with some money in your pocket,&#8221; Boss said. &#8220;This is good for the economy.&#8221;</p>
<p>Other national lenders started similar programs.</p>
<p>Late last year, JPMorgan Chase began giving homeowners $10,000 to $20,000 and waived losses on the mortgage. The bank still suffers a loss in the process, but generally speaking, sale prices on short-sale homes are higher than foreclosed homes.</p>
<p>Real estate experts and economists have said the housing market cannot fully recover until the millions of distressed mortgages are removed from the system.</p>

One of the most unique things about this community is that it&#8217;s really a mini-island neighborhood, connected to Tampa, having home with direct access to Tampa Bay!   Even the not-so-direct access homes (launching their boat via nearby municipal ramp), <em>have an amazing view</em>!  </p>
<p>This is a very tight, sub community of Tampa, with that small town feel of where one neighbor knows the other.  It&#8217;s a great place to raise a family, retire, or merely enjoy and everyday active lifestyle! This community is in the <strong>heart of South Tampa</strong>, with all of the public schools being rated a (<em>hard to come by</em>) &#8220;10&#8243; from GreatSchools.net.  </p>
<p><strong>Beach Park Isles </strong>is zoned for: Mabry Elementary, Coleman Middle, and Plant High, all public schools, get a SOLID 10, and A RATING across the board.  We have many A rated elementary schools, but as you higher, into high school years that A rating &#8211; solid 10, is just one of a few Public High schools in Hillsborough County.  So good that, even former NFL head coach of the <strong>Tampa Bay Buccaneers</strong>, <strong>Tony Dungy&#8217;s</strong> kids attended this public school.  Since he&#8217;s an <strong>Avila Resident</strong>, most joke and say &#8220;That&#8217;s because <strong>Steinbrenner High School</strong> wasn&#8217;t built yet!&#8221;</p>
